How long does a floor actually last?

Ask how long a floor lasts and you will be handed a warranty term. A warranty is a commercial promise about specific defects under specific conditions — not an estimate of service life, and the two numbers are rarely close. What decides when a floor comes out is some mix of wear, water, and the day you stop being able to look at it.

We list 118,651 products from 419 brands, and nothing in that data measures lifespan — no store can, because the floor leaves and the story stops. The ranges below are trade experience, given as ranges on purpose, for an ordinary Canadian home with a furnace, a winter and at least one pair of boots.

Two things stand out in that right-hand column. Almost nothing on the list dies of abrasion, which is the one property every rating on the box measures. And the same product in the same house lands at either end of its range depending entirely on which room it went into.

Traffic is the multiplier

A front hall in a family home takes more footfalls in a year than a guest bedroom takes in a decade, and the flooring does not know it was meant to be a fifteen-year floor.

  • Entry and mudroom. The harshest floor in a Canadian house by a distance — traffic, grit, salt and standing meltwater at once. Expect roughly half the life the same product would give in a living room.
  • Kitchen. Traffic plus water plus dropped objects, and the room most likely to have an appliance quietly leaking behind it.
  • Hallways and stairs. All the traffic in the house funnelled into a metre of width. Carpet on stairs is the fastest-wearing surface most people own.
  • Living and dining rooms. Wear concentrates in lanes between doorways, so a rug in the lane buys years.
  • Bedrooms. Frequently outlive the fashion by decades. This is where you can safely buy less floor.

What actually shortens a floor’s life

Ranked by how often each is the real culprit, not by how dramatic it sounds:

  1. Grit at the entrances. Sand and salt ground underfoot abrade any finish. Two mats and a boot tray add years and cost less than one carton of anything.
  2. A moisture event nobody dried inside a day. A dishwasher, a fridge line, a pile of wet boots. Wood swells, laminate cores swell irreversibly, and a floating floor traps the water underneath itself.
  3. Humidity swinging across the year. Canadian winters take indoor air far below the 35–55% band wood floors are built for. Gaps open in February, boards cup back in July, and the finish cracks at the joints from the cycling.
  4. The wrong cleaner, used faithfully. Steam on laminate, vinegar on stone, oil soap on urethane: years of diligent care doing damage.
  5. Castor chairs and dragged furniture. A rolling office chair on hard castors cuts a visible track into vinyl or laminate within a couple of years. A chair mat is $60.
  6. Sun and claws. UV through south-facing glass fades wood unevenly, and the line where the rug sat never comes out. Claws scratch the finish rather than denting the wood, so species hardness is not the protection people assume.

When refinishing beats replacing

Only a wood-surfaced floor can be refinished. On laminate, vinyl and tile the wear layer or the glaze is the entire surface, and once it is gone there is nothing beneath it but the print. That reshapes the arithmetic: a wood floor priced 30% higher may be buying three lives instead of one.

The two overlap, because one product can carry several approved methods, so they describe products rather than projects.

Two very different jobs hide under the word “refinish”:

  • Screen and recoat. The existing finish is abraded and a fresh coat goes on: one day, minimal dust, a fraction of the cost. It only works while the wear is still in the finish and has not reached the wood, and it fails outright if the floor has ever seen oil soap or polish, because nothing bonds to that residue. This is the job people lose by waiting.
  • Full sand and refinish. The finish and a layer of wood come off, roughly 1/32 in (0.8 mm) a pass. Three to five days, the house unusable, real dust control needed. A 3/4 in solid floor carries about 1/4 in of wood above the tongue, so it holds several of these over a lifetime.
  • Engineered, conditionally. It depends entirely on the veneer: under about 1 mm cannot be sanded at all, around 2 mm usually allows one light sanding, and 3–4 mm generally takes two or three. Where the manufacturer publishes a veneer thickness it appears in that product’s spec table — and if the floor is already down, you can measure it at a floor vent where the board edge is exposed.

Replace instead when water has reached the boards and cupping has not flattened after a full season; when the bounce underfoot is structural, because sanding the top of a floor does nothing for what is under it; when there is not enough material left above the tongue or veneer; or when the floor is a floating one, since floating vinyl and laminate cannot be refinished at any price.

One argument for refinishing gets forgotten every time: it keeps the finished floor height exactly where it is. Replacing changes that height, and the change ripples — interior doors, stair nosings, transitions into rooms you are not touching, the clearance under a dishwasher.

Planning a replacement cycle

  1. Write down what you have, today. Brand, collection, colour, SKU, the lot number off the carton, and the date it went in. Tape it inside a cupboard door — in two years nobody remembers, and that label is the difference between a repair and a whole room.
  2. Keep attic stock, stored properly. One or two full cartons per area, flat, indoors, in conditioned space — not in an unheated garage, where a Canadian winter does to your spares exactly what it would have done to the floor.
  3. Assume the product will be discontinued. Collections turn over every few years, so the carton you keep now is insurance you cannot buy later at any price.
  4. Break the project at doorways. A doorway is a natural transition, so a room-by-room plan need not look like a compromise. Match the height, or budget a transition strip.
  5. Spend by abuse, not by horizon. “We are selling in five years” is the worst reason to put a light-duty floor in a front hall. The entry gets the durable spec regardless; bedrooms are where you save.

One warning about buying spares as a hedge: unused cartons are not a free option. Returns are accepted within 30 days on unused product in its original packaging, change-of-mind returns are not accepted, a 15% restocking fee may apply once your refund assessment has been completed — though no restocking fee applies to faulty or warranty returns — and return shipping is yours to pay: you are responsible for the cost of shipping an item back, and shipping costs are non-refundable. Which is the argument for keeping one or two cartons you intend to keep, rather than ordering ten you intend to send back.

The number that decides it is not on the box

A floor walked on gently, held between 35% and 55% humidity, cleaned with the right bottle and protected by a mat at every door will reach the top of its range. The identical product in a hall with no mat, wet-mopped weekly, in a house that hits 15% relative humidity in January, will not see the bottom of it. That is the real answer. Buy the grade the room deserves, prepare the subfloor properly, put mats at the doors, and get on with living on it.
