Nail Down, Staple or Float: Choosing a Hardwood Installation

Hardwood is the one category where the installation method is settled before the floor is chosen, because it is decided by whatever is already underneath. Get that order backwards and you end up either paying for a subfloor you did not budget for, or fastening a floor in a way the manufacturer never approved.

Treat that last row carefully. Tongue and groove is a joint profile, not an installation method — a tongue-and-groove board may be nailed, stapled, glued or, in some engineered products, floated. And across the whole catalogue of 118,651 products from 419 brands, the recorded installation methods account for only 20,854 mentions in total. These counts show what suppliers choose to publish, not what installers actually do.

Nail-down: cleats, and a floor that can move

A flooring cleat is an L-shaped fastener with a barbed shank. Driven through the tongue at an angle, it holds the board firmly against the subfloor while retaining a small amount of flex — which matters, because solid wood expands and contracts across the grain every time the indoor humidity changes.

  • Best for: solid hardwood and thicker engineered boards over a plywood or OSB subfloor, above grade.
  • Needs: a wood subfloor of adequate thickness — a thin panel will not hold a cleat, and adding a layer changes your door heights and your budget.
  • Rules out: concrete. A slab needs a plywood sleeper system before anything gets nailed to it, which is usually the point at which glue-down wins on cost.
  • Trade-off: slower than stapling, so labour costs more.

In most of Canada the indoor humidity swing between a July afternoon and a February morning is large. That swing is the strongest argument for cleats on solid boards: a fastener with a little give lets the floor breathe instead of splitting.

Staple-down: a firmer grip, less give

A staple’s crown grips the tongue harder than a cleat’s head does. It is faster to drive and cheaper in labour, and it holds engineered boards very securely — which is exactly what you want from a product whose cross-laminated core is not going to move much in the first place.

  • Best for: engineered hardwood with a stable core, over plywood, above grade.
  • Watch for: solid boards in a very dry winter. Less give means the movement has to go somewhere, and it goes into splits at the tongue and squeaks at the fastener.
  • Value verdict: for engineered hardwood over a sound plywood subfloor, staple-down is usually both the cheaper answer and the right one. That combination does not come up often; take it when it does.

Glue-down: the answer to concrete

Glue-down leads the catalogue at 5,869 listings, and concrete is a large part of the reason. If your subfloor is a slab — a basement, a condo, a slab-on-grade bungalow — adhesive is the default and often the only manufacturer-approved option for wood.

Test the slab for moisture first, every time, including on the tenth floor. Your adhesive manufacturer publishes the maximum reading its product tolerates; that published number, and not a rule of thumb from a forum, is the one you have to meet. Mitigation membranes exist and they are far cheaper than replacing a cupped floor.

Glue-down gives the most solid feel and the quietest floor of the four methods. It also gives you the most expensive prep and, if you ever change your mind, the worst removal day of your life.

Floating: when the building decides

Sometimes the method is chosen for you. Condo bylaws that require a specific acoustic underlay, radiant heating, a rental unit, or an existing tile floor you would rather not remove all point at a floating engineered floor — 3,884 listings floating, plus 2,498 click-lock, though the two overlap because a click joint is one way of floating a floor.

The honest trade-off is feel. A floating wood floor never quite reads as solid underfoot, and the wider and longer the board, the more obvious that becomes. If you want a wide plank to feel like the real thing, glue it.

Board width changes the answer

Across the 67,637 products in our catalogue that record a width, the median is 7.8 inches. That is a useful line to hold in your head, because width is where installation method quietly stops being a preference.

Wood moves across the grain, so a board wider than the median moves proportionally more for the same change in humidity. Manufacturers respond by tightening the rules on wide products: many specify glue-assist along the tongue, or full glue-down, above a stated width. That threshold varies by product and it is printed in the spec sheet. Read it before you fall in love with a 9-inch plank.

The money, honestly

The median hardwood list price across the flooring lines in our catalogue is $194.18 per box or unit, against $121.43 for vinyl and $63.92 for laminate. Those are per-carton or per-unit list values, not per square foot, and cartons cover different areas — so use them as a rough sense of where each category sits, and do your real maths with the coverage figure on the product page.

What matters more is that the fastening method barely changes the material cost and changes the installed cost a great deal. Levelling a slab, adding a plywood layer, or fitting a moisture membrane can easily cost more than the gap between two flooring products you are agonising over. If the budget is tight and the subfloor is sound plywood, stapled engineered hardwood is the value answer — and it is a better outcome than a wide, expensive board laid over prep you decided to skip.

Work down that table before you shortlist a single product, and the rest of the decision gets much smaller. Once the method is fixed, you are choosing a species, a width and a finish — which is the enjoyable part, and the part that will not cost you the floor.
